Renters must be 25 or older. Quiet Hours: If you are outside after 11 pm please keep voices down and music low. Any disturbances to our neighbors may result in immediate check-out without a refund. Smoking is not permitted inside the property or on the deck. Violations of this rule may incur a fee of $250. Trash Removal: All trash that goes to the outside bins must be bagged. The trash company charges $25 if trash is loose, and that fee may be passed on to the guest. Pets: Up to 2 pets are allowed and they must be disclosed in your reservation before your stay. There is a fee of $50 per pet. Violations of this rule will incur a fee of $100 per pet. Pet waste must be removed/cleaned (inside and outside) prior to departure. The cost of damages or cleanup caused by pets may be passed along to the guest. Please keep your dogs leashed when outside for the safety of your pets and our neighbors. Bunk bed / slack line / hot tub agreement There are inherent risks associated with some of the offerings at the property, including the bunk beds, slack line, and the hot tub. By booking, the guest acknowledges that they do so at their own risk. The Host is not liable for any injuries, illnesses, or damages resulting from property usage, including but not limited to slips, falls, or adverse health effects. Guests assume full responsibility for their safety. Hot Tub The hot tub is professionally serviced to ensure the water is balanced and that it's guest-ready for each stay. Guests are responsible for maintaining water quality during their time at the house. The following rules are in place to keep it in good condition throughout your stay and for future guests! Avoid exceeding the 7-person max occupancy in the tub. Doing so may displace water, dropping it below the level it needs to be at for effective filtration. Do not remove the device floating in the tub. It slowly dispenses chlorine and minerals to maintain good quality water. Avoid leaving trash or other debris in or on the hot tub. Add a 1/2 cap of provided oxidizer after your last use of the day. Please close the cover after each use to maintain the desired temperature. You are responsible for maintaining the hot tub during your stay. Correcting damaged water quality or the hot tub itself may require an emergency call to our hot tub maintenance company and can impact upcoming reservations. Associated costs may be passed on to the guest. The hot tub rules are put in place as a means of ensuring that the hot tub is always ready for you and other guests at check-in and so that it remains in good condition throughout your stay. If any fees are issued, I will discuss with you and will provide evidence of the issue. If you cause damage, please let me know as soon as possible so it can be addressed as efficiently and as cost-effectively as possible. If you leave something and want it returned to you, a $45 handling fee will be assessed in addition to the cost of shipping. This is to pay our cleaner to bring the item(s) to Plymouth where the closest UPS/FedEx store is located. If the Manager/owner is called out for a rules violation a fee of up to $250 may be applied along with immediate check-out without refund.

We want you to feel completely at home during your visit. You’ll have full access to all areas of the house, with just a few exceptions: One kitchen cabinet is reserved for supplies. A bathroom closet and a shed in the basement are designated for storage. Other than these small areas, please enjoy every part of the home and make yourself comfortable!
